Outlets Installed & Floors Prepped — Still No Power! | The Concourse Ep 9 of 12

Day 29 and we're in the home stretch — but today was a tough one. In Episode 9 of "Rehabbing The Concourse," we've got new outlets throughout the house and the floors are prepped for vinyl, but a failed inspection just set us back.

All the electrical outlets have been replaced with tamper-resistant models throughout the house — they have a plastic film that blocks insertion, which is great for child safety. The old flooring has been scraped off, and in some areas there were 2-3 layers of linoleum underneath. The subfloor has been screwed down and secured, and the kitchen's bad spots have been identified for replacement. Everything is ready for vinyl flooring installation.

The last upstairs bedroom is now fully caught up — window installed, textured, cleaned, and ready for primer and paint. The soffit looks clean, and we created two good-sized closets up there.

Here's where it got frustrating. A different inspector showed up for our electrical inspection and found a clerical error on the permit — it showed a 100 amp panel when we installed a 200 amp feed. That's a paperwork error at the county, not a construction issue. But the inspector made us stop all work until the permit is corrected, and told us to come back with a corrected permit before he'd even look at the job again.

On top of that, we're still waiting on Edison to turn on the electricity at Day 29. We've been running on our neighbor's extension cord this entire time. After multiple calls, we finally got the request into Edison's queue — but they told us it'll be another 5 days before they can even schedule an appointment.

This is the stuff they don't show you on TV. County inspection delays, permit errors, and utility company bureaucracy are the kind of challenges every SoCal rehab investor needs to plan for.
