California & LA County Down Payment Assistance
Below are some of the programs buyers have used to purchase their first home.
Up to $100,000 (or 20% of the price) toward down payment and closing costs in unincorporated LA County or a HOP participating city — a 0% deferred loan for first-time buyers up to 120% AMI, repaid at sale plus a share of the home's appreciation.
Up to $115,000 as a 0% deferred loan for moderate-income first-time buyers (660+ FICO) purchasing within the City of Los Angeles.
Up to $55,000 as a deferred silent second mortgage for very-low to low-income first-time buyers (620+ FICO). Open to any county in California.
Up to $200,000 (40% of price) as a 3% deferred loan with no monthly payments, for first-time buyers at or below 80% AMI purchasing in the City of Norwalk.
Up to $161,000 as a 0% deferred loan for low-income first-time buyers (660+ FICO) purchasing in the City of Los Angeles. Repaid at sale or in 30 years.
A $35,000 grant toward your down payment or closing costs for first-time, low-to-moderate-income buyers in LA County (keep the home at least 3 years).
Shared-appreciation assistance up to 20% / $150K for first-time & first-generation buyers. The application portal closed in March 2026 — we're monitoring future rounds. Ask us and we'll notify you when it reopens.
