Halfway Point — Primer Ready & Floors Cleaned | The Concourse Ep 7 of 12
We've officially hit the halfway mark.
In Episode 7, we're on Day 22 of this 45-day SoCal rehab and the property is ready for primer. We picked up a special shellac primer designed specifically for fire-damaged homes — it's stronger than standard primer and seals in the smoke smell. We also invested in a new $800 Sherman Williams paint sprayer, and all the floors have been cleaned and prepped for the next phase.
For a fire-damaged home, you can't just use regular primer. The shellac formula is designed to seal in smoke odor permanently. One important lesson with the paint sprayer: you have to clean it immediately after use or the nozzles clog — and that's $40 per replacement nozzle.
The paint plan is eggshell finish for the living room and bedrooms, semi-gloss for bathrooms and kitchen — semi-gloss handles moisture better. Outside, the scratch coat (first stucco layer) is already applied around the windows with the second and third layers coming.
