Two-Week Progress Update — Windows, Drywall & More | The Concourse Ep 5 of 12

Two weeks in and this property is really starting to take shape.

In Episode 5, we're on Day 15 of this 45-day SoCal rehab and we just hit a major milestone — we passed both the rough electrical and rough plumbing inspections. All the new Low-E energy-efficient windows are installed (except one upstairs bedroom window that needs to be lowered to 44 inches for fire escape code). The drywall holes are patched and smooth, and the recessed light cans are physically in place throughout the house.

Outside, stucco work is beginning around the windows. We had to install two grounding rods — one in front and one in back — because PEX plumbing doesn't ground the same way old metal pipes did. Each rod is 8 feet long and driven into the ground with a sledgehammer.

One surprise during inspection: our original recessed light fixtures allowed both LED and screw-on bulbs, but the inspector required LED-only fixtures. We had to swap them all out in the living room, kitchen, and hallway.
