AC Ductwork, Electrical Panel Upgrade & Repipe Complete | The Concourse Ep 4 of 12
Ten days in and the mechanical work is nearly complete.
In Episode 4, we're on Day 10 of this 45-day SoCal rehab and the major infrastructure is coming together. The AC ductwork is running throughout the house with creative soffits built to route air into every room. The electrical panel has been upgraded, the entire house has been repiped with PEX and copper, and we've got an electrical inspection scheduled for tomorrow.
The AC return vent is placed in the optimal location to pull maximum air. We built a clever 2x4 soffit in the second bedroom to route the AC duct — it's the kind of creative solution you need when working with older properties that weren't designed for central air. Protective nail plates are installed on every beam where electrical and plumbing lines run through — that's code compliance and it protects the lines from future damage.
Trash removal alone cost $1,400 — weight-based pricing for concrete, tile, and construction debris. And we're dealing with a major challenge: Edison won't turn on the power because the fire triggered a de-neutralization of the service line. Our generous neighbor has been running an extension cord for 10 days straight so the crew can keep working.
