Rehabbing Houses (The Concourse) — Episode 3: New Plumbing & Central AC
One week in and the big decisions are being made.
In Episode 3, we're on Day 7 of this 45-day SoCal rehab and the infrastructure work is in full swing. We've made the decision to install central AC and heating — pulling out all the old wall units and running brand new ductwork. The drywall tape and mud is going up, recessed lighting cans are being installed, and we're running new PEX plumbing throughout the entire house.
The drywall tape is complete in the living room and kitchen, and the electrical wiring is done with recessed light cans being installed. We're running a new 1-inch copper service line from the meter to the house, and the full repipe with PEX plumbing is replacing all the old galvanized pipes.
In this episode you'll see:
• The decision to go with central AC and heating instead of individual units
• Old wall heaters and window AC units being removed
• Drywall tape completed in the living room and kitchen
• Recessed light cans installed with electrical wiring complete
• New 1-inch copper service line being installed from the meter to the house
• Full repipe with PEX plumbing replacing all galvanized pipes
• A bedroom window being lowered to meet fire escape code requirements
• Upstairs bathroom subfloor damage being cut out and repaired
• Wood beam replacement above bathroom window from fire damage
We also share how the county inspection and permit process works, and the kind of decisions investors face when deciding how far to go on a rehab project.
