Rehabbing Houses (The Concourse) — Episode 2: Demo Day

Just four days in and the transformation is already underway.

In Episode 2, we're on Day 4 of this 45-day SoCal rehab and the progress is massive. The windows have been unboarded for the first time, flooding the house with natural light. The demo is completely done, drywall is going up on all the ceilings, and we're already tackling subfloor and plumbing repairs throughout the property.

One thing we always check is drywall screw spacing — screws should be 8 inches apart in the middle and 6 inches from the edges. That prevents sagging down the road, and it's the kind of detail that separates a quality job from a quick one.

The kitchen is being extended into an L-shaped layout with four 4-inch recessed lights and two 6-inch lights planned for the dining area. Bedroom 1 measures a generous 11 x 15 feet. Bedroom 2 is getting a rare 5 x 5 foot walk-in closet — something you almost never see in a rental property. Upstairs, the bathroom subfloor was completely rotted from a wax ring toilet leak, and we found termite damage in the shower sub-blocks.
